Inspections typically take 5–8 hours, depending on the size of your home. We begin with a full exterior inspection, including the roofline, windows, siding, drainage, foundation, and other potential entry points for water. Next, we inspect all safe and accessible attic areas for roof leaks, moisture intrusion, ventilation problems, and microbial growth. Where appropriate, we move insulation aside to inspect underlying materials. Inside, we inspect every room using advanced tools. We focus on exterior walls, windows, bathrooms, kitchens, plumbing areas, and other moisture-prone locations. We drill holes to look behind walls when needed. The hole is 1/4 inch and we backfill afterwards. We perform a detailed inspection of accessible HVAC components, including the blower, coil, drain pan, plenums, and ductwork, looking for moisture, microbial growth, contamination, and other air-quality concerns. If the home has a crawlspace, we inspect its accessible areas. Surface and air sampling is performed when appropriate. Afterward, you’ll receive a detailed report with all findings, recommendations, and, when needed, remediation protocols that can be provided to a remediation company. We can also consult during the remediation process.

We offer air quality testing with a machine called the InstaScope, which can be added to your Whole-Home Inspection. The InstaScope is an advanced air quality testing machine that allows us to evaluate airborne particles room by room in real time. It measures mold, bacteria/virus, VOCs, CO2, and more. If you decide not to add the InstaScope, our inspectors will still evaluate the need for traditional air sampling during the inspection. They’ll likely collect air samples in areas where they feel it’s appropriate based on the conditions and findings throughout your home. Afterward, you’ll receive a detailed report with all findings, recommendations, and, when needed, remediation protocols that can be provided to a remediation company.
